#1 Valuation

#3 Property Review & Recommendations
Now that your property is officially ‘for sale’ it’s time to get it in top condition for those first inspection visits. Our aim is to secure you the best possible price for your property. All offers will be qualified financially by our negotiations team, before a verbal and written confirmation is issued to both parties. This ensures that the sale can go through as quickly as possible should you accept the offer.
#6 Sale Agreed & Exchange of Contracts
Once the sales price has been agreed by both parties, we will confirm it in writing and begin the transaction process with your solicitors (buyers and sellers), who will provide all the necessary legal paperwork. At this stage, the sale is still subject to contract, and surveys, local searches etc. may be carried out by the buyer’s solicitors or mortgage providers before the paperwork is signed. When all questions have been answered, mortgage funds have been secured, and the solicitor is happy with the legal paperwork, an exchange of contracts will take place and the sale becomes legally binding.
#7 Sale Completion
Both the buyer and the seller will agree on the completion date, which is generally 7 – 10 days after the contracts have been exchanged. At which time you had over the keys to the new owner.
